Same backyard, separate home. For a lot of Melbourne families a granny flat for parents is the balance point — close enough to help, separate enough that everyone still gets their own front door. The design decisions below are the ones that actually change how well it works ten years from now.

One piece of vocabulary first: the Victorian planning system refers to this kind of building as a small second dwelling, rather than a granny flat. It matters because the rules that apply to your project are written under that name, and we work to those rules when we design.

How much space do parents actually need?

Our 2 bedroom layout is 41–59 m², with the standard built at 59 m², and it is the layout most families choose for this. Our 1 bedroom layout is 15–30 m² and suits one person who wants a compact, low-maintenance home.

If the plan is for one parent, or for a couple who spend most of their time in a shared living area, the 1 bedroom works. If you want a spare room for a carer, for grandchildren staying over, or for a study, the 2 bedroom earns its extra cost.

Start with how they move around

A handful of small decisions make a large difference:

  • Step-free entry — no threshold to catch a foot or a walker.
  • Wider doorways — standard widths are fine for most people, wider helps with mobility aids.
  • Non-slip flooring — particularly in the bathroom and kitchen.
  • A shower with a low or level threshold, rather than a shower over a bath.

These are available on the 2 bedroom layout at no change to the fixed price. The right time to raise them is before the plan is locked, not after the frame is up.

The bathroom matters most

The bathroom is where falls are most likely, and it is also the most expensive room to change later. Grab rails, a level or low-threshold shower, enough room to move with assistance, and a vanity that a wheelchair can approach are the details worth getting right the first time.

Privacy for everyone

A granny flat works when it feels like a home rather than a back room of the main house. Three things create that:

  1. A separate entry that is not through your back door.
  2. A private outdoor space — even a small one. It is the difference between a flat and a bedroom.
  3. Sound separation between the buildings. Worth planning deliberately if the bedrooms end up close together.

Plan for the next ten years, not just today

Design for the version of your parents who will live there in 2036. In practice that means pre-wiring for a chair lift, choosing a bathroom that can be adapted rather than rebuilt, and picking finishes that do not need maintenance. Small decisions now are much cheaper than retrofitting later.

What does all of this cost?

The design and inclusion decisions above are inside the fixed price on the 2 bedroom layout: $160,000 plus GST, covering design, permit application assistance, construction, water and power connections, and handover. The 1 bedroom is $100,000 plus GST. Structural changes are the only things quoted separately, and you see that number before you commit.

Worth noting if you are weighing up the permits question: because every layout we build is under 60 m², and because we build all-electric with no reticulated natural gas connection, most projects meet the conditions for the planning permit exemption under Victoria’s small second dwelling rules. We confirm the position for your specific block during the consultation.
