What's included in the fixed price?
The fixed price includes design, permit application assistance, full construction to Australian standards, water, power and gas connections, and final inspection and handover. Prices are quoted plus GST. It's one number, in writing, before we start.
How do payments work?
Seven payments in total. The first covers the permit/approval stage and is due when you sign. The remaining six are construction payments, each tied to a build milestone and spread across the project. You'll see the full schedule in writing before you commit.
Can I build a granny flat in my backyard?
Most residential blocks in Victoria can take a granny flat, subject to your council's planning rules. We'll confirm your block's eligibility during the free consultation — before you spend money on anything.
Who handles the permit application?
We do. Preparing and lodging the permit application is included in the fixed price — no separate administration fees. You provide the basic property documents; we handle the paperwork and track it through council.
How long does the whole process take?
As a guide: consultation within a week, design 2–4 weeks, permit 8–16 weeks (council-dependent), and construction 12–16 weeks. We'll give you a realistic timeline for your project at the consultation — and stick to it.
Can I rent it out for extra income?
Yes, in most Victorian councils granny flats can be rented out. Rental rules vary by council, so we confirm the position for your block during the consultation. Many of our clients use the rental income against their mortgage.
Can I customise the floor plan?
Within the standard layouts, yes — you choose kitchen finishes, bathroom fit-out, flooring and more at no change to the fixed price. Structural changes (extra rooms, different footprint) are quoted separately, in writing, before you commit.
Do you offer elderly-friendly options?
Yes. Step-free entry, grab rails, wider doorways, accessible bathroom configurations and non-slip flooring are available, mainly on the 2 bedroom layout. Tell us about your parents' needs and we'll plan around them.
Do you speak Chinese?
Yes. We communicate comfortably in English and Mandarin, so every detail is clear for everyone involved — including parents or family members overseas.
What warranty do you provide?
We provide structural warranty coverage and defect warranty on the build, with details confirmed in your contract. Specific terms are set out in writing before you sign.
Are council fees included?
No. Council fees and infrastructure contributions are charged by council as part of the permit process and are excluded from the fixed price. They're typically a known amount — we'll help you understand them early so there's no surprise.
Can you help with financing?
We can't provide lending, but we'll give you the documentation lenders typically ask for — a fixed price contract, inclusions list and payment schedule — which makes your application straightforward.
What if my land has sloping terrain?
We handle site conditions well — it's part of the landscaping background our team comes from. If your block needs significant excavation or soil work, you'll get a separate written quote before we start, so you still know the total upfront.
Do I need to move out during construction?
No. The granny flat is built in your backyard — your main home is untouched. Site access is managed around you and your family.
What are the ongoing costs?
After handover, ongoing costs are the usual property costs: council rates, insurance and utilities. Many of our clients find rental income covers these and then some. We'll walk you through the realistic numbers during the consultation.
